Graves Jenkins have Cracked It

Multi award winning tv production Company, Crackit Productions have taken two floors in the recently completed and newly refurbished Grade A office building at 95 Queens Road in central Brighton.

Graves Jenkins have been advising the freeholders, an offshore Pension Fund, for many months now with regard to refurbishment and marketing strategy and have landed their first deal in the building to crackit productions who create tv shows for the likes of itv, bbc, channel 4 and 5.

The deal was for the 3rd and 4th floors totalling 2,917 sq ft (889m2) and to include two car parking spaces in the basement. Crackit entered into a 5-year deal at the full asking terms of £35/sq ft.

“Many believed it was the end of the office when the pandemic hit with a high percentage of workers being forced to work from home, but certain creative industries thrive on the think tank environment in the office which you simply cannot create through online meetings,” commented Phil Graves who negotiated the deal.

Further interest is being shown for the ground floor, but in principle all three floors remain offering modern space within walking distance of the station from 1,776 to 5,458 sq ft (165 to 507m2). Each floor has the benefit of plenty of natural light, secure car parking in the basement and modern newly refurbished accommodation.

Ovington Property based in Knightsbridge acted on behalf of the tenant.
