The services Graves Jenkins provide do not just include commercial agency, lease advisory, valuations and professional services. Our Building Consultancy department, headed by Nick Booker, has extensive knowledge and experience in building maintenance and construction.
Nick has personally overseen a variety of wide-ranging projects which, by way of examples, include extensive fire repairs to an industrial unit, works to regularise significant defects to an apartment in London in order to obtain Building Control certification and fire repairs to an Indian restaurant.
In the spring of 2022 GJ was instructed to undertake a Planned Preventative Maintenance inspection and report on a large house in Notting Hill, owned and occupied by a charity. Various issues of disrepair were found including rotten window frames and defective render and subsequently, GJ was instructed to produce a detailed Schedule of Works and obtain competitive tenders for all works required.
Using our network of quality contractor contacts competitive tenders were received and following discussions with our client, a contract sum of just over £100,000 + VAT was agreed.
Work commenced at the end of March 2023 with a projected completion date of 3rd July 2023.
Nick undertook weekly site inspections to keep track of progress and quality, acting as the Contract Administrator and keeping accurate records of variations.
During the contract, the scope of work was altered from render repair to a full render replacement. Whilst this resulted in completion being delayed by approximately two months and an increase in the contract sum to just over £125,000, this resulted in the application of a render that does not require ongoing decoration, reducing the need for ongoing maintenance and therefore significantly reducing on-going maintenance costs.
