The Renters’ Rights Bill

The Renters’ Rights Bill is progressing through parliament, having just passed its Second Reading in the House of Lords and now, as of 16 April 2025, at Committee Stage.

It will bring into law significant changes to residential tenancies. Landlords will not be able to use Section 21 Notices to evict tenants. All tenancies will be on a ‘periodic’ structure whereby tenants can give 2 months’ notice to vacate at any time. Rents can only be increased once a year to a ‘market rate’ but landlords and letting agents cannot accept any offers above the asking price at which the property is marketed.
